This policy outlines the guidelines for property owners, hosts, and guests regarding the use of the OGA Rent app for short-let apartments. All users (both hosts and guests) are expected to abide by these terms to ensure a safe, fair, and enjoyable experience for everyone.
1. Responsibilities of Hosts
- Eligibility to List Properties: Only owners or authorized agents of properties can list short-let apartments on the OGA Rent platform. By uploading a property, the host confirms they have the legal right to rent the property short-term.
- Accurate Listing Information: Hosts must provide complete, truthful, and accurate details of their property, including the description, photos, amenities, rental price, availability, and any other relevant details. Misleading or false information will result in removal from the platform.
- Compliance with Laws: Hosts are responsible for ensuring their properties comply with all local, state, and national laws, regulations, and tax obligations related to short-term rentals. This includes obtaining necessary licenses or permits where required.
- Cleanliness & Safety: Hosts must ensure the property is clean, safe, and well-maintained for guests. All necessary utilities (water, electricity, etc.) should be functional, and any hazards or unsafe conditions should be addressed immediately.
- Property Rules: Hosts must outline clear rules for guests, including check-in/check-out times, smoking policies, pet policies, and other house rules. These rules must be communicated to guests through the app and must be followed during their stay.
- Communication: Hosts must maintain timely and transparent communication with guests before, during, and after their stay, responding to inquiries and concerns in a professional manner.
2. Responsibilities of Guests
- Accurate Booking: Guests are responsible for ensuring the accuracy of their booking, including dates, number of guests, and payment. Any changes must be communicated to the host through the OGA Rent platform.
- Respect for Property: Guests must treat the property with respect, following all house/shortlet apartment rules and leaving the space in good condition. Any damages or issues should be reported immediately to the host.
- Compliance with Rules: Guests must adhere to all house rules, including any policies regarding noise, smoking, pets, and other conduct, as stipulated by the host. Violations of house rules may result in eviction from the property and/or penalties through the OGA Rent platform.
- Safety and Security: Guests are responsible for their personal belongings during their stay. OGA Rent and the host are not responsible for any loss, theft, or damage to personal property.
3. Booking and Payment
- Booking Process: All bookings must be made through the OGA Rent app. For long-term rentals, users should ensure the details of the lease, such as the rental period, rent payment schedules, and any applicable fees, are clearly agreed upon at the time of booking.
- Payment Terms: The payment for the booking, including any applicable service fees, taxes, or security deposits, will be collected upfront for short-term rentals. For long-term rentals, payment terms will be based on the lease agreement, and payment schedules will be outlined at the time of booking.
- Cancellations and Refunds: Cancellation policies for short-term and long-term rentals may differ. Guests are responsible for reviewing and agreeing to the host's cancellation policy before booking. In the event of a cancellation by the host, the guest will receive a full refund unless otherwise specified. OGA Rent reserves the right to intervene in the event of disputes.
- Security Deposits: Hosts may request a security deposit from guests to cover potential damages for both short-term and long-term stays. If a deposit is requested, it will be collected through the app at the time of booking. The deposit will be refunded after the guest's stay, provided no damage occurs.
4. Dispute Resolution
- Communication with Host: In the event of any issues or disputes, guests are encouraged to contact the host directly to resolve the matter amicably. OGA Rent encourages open and respectful communication to facilitate this process.
- Intervention by OGA Rent: If a resolution cannot be reached between the host and guest, OGA Rent may mediate the dispute. OGA Rent's decision in these matters will be final.
- Reporting Violations: If either party violates these policies or engages in illegal, abusive, or disruptive behavior, users can report such actions through the app. OGA Rent will investigate all reported incidents and may take appropriate action, including suspension or removal from the platform.
5. Privacy and Data Security
OGA Rent is committed to protecting the privacy and personal data of its users. We adhere to strict data protection practices and only collect, store, and process data that is necessary for the operation of the platform.
- Remove any property listing that does not comply with these policies or the law.
- Suspend or terminate the accounts of users who violate these terms, engage in illegal activity, or abuse the platform in any way.
- Make changes to the app, including introducing new features, changing existing features, or modifying these policies, at any time.
6. Liability
OGA Rent acts solely as a platform connecting hosts and guests. We are not responsible for any physical damages, financial losses, or issues arising from the rental or stay at any property listed on the platform. Hosts and guests assume all risks associated with their interactions and transactions.
