OgaRent is committed to providing a secure, transparent, and reliable platform that connects property owners and guests for short-let apartment bookings. This policy outlines the responsibilities, rights, and expectations for all users of the OgaRent platform, including property owners (hosts), authorized agents, and guests (bookers).

By accessing or using the OgaRent platform, users agree to comply with the following policies to ensure a safe and fair experience for everyone.

User Verification

To maintain safety and authenticity on the platform, OgaRent requires identity verification for all users.

Platform Identity Verification

All users must complete identity verification before they can:

  • List a property
  • Make a booking

Verification may require submission of government-issued identification and other personal information necessary for account validation.

Physical ID at Check-in

Guests must present a valid physical identification document that matches the name on their verified OgaRent profile when arriving at the property.

Hosts reserve the right to deny check-in if the guest cannot provide identification matching the booking details.

This process helps protect both hosts and guests from fraud and impersonation.

Property Listing & Host Responsibilities

Eligibility to List

Only verified property owners or authorized agents may list properties on the OgaRent platform. By listing a property, the host confirms they have the legal right to rent the property on a short-let basis.

Accurate Listing Information

Hosts must provide accurate and truthful information about their property, including:

  • Property description
  • Photographs
  • Amenities
  • Pricing
  • Availability
  • House rules

Listings containing misleading or false information may be removed from the platform.

Property Rental Policies

Hosts may upload their own apartment or rental policies within their listing. These may include:

  • Check-in and check-out times
  • Smoking policies
  • Pet policies
  • Guest limits
  • Noise restrictions
  • Other house rules

Guests are required to review and comply with these policies when booking and staying at the property.

Cleanliness & Safety

Hosts must ensure that properties are clean, safe, and properly maintained for guest stays. Essential utilities such as water and electricity must be available and functional.

Communication Requirement

Hosts must maintain active and reachable phone numbers and respond to guest communication in a timely and professional manner.

Failure to maintain communication may result in listing suspension.

Compliance with Laws

Hosts are responsible for complying with all local, state, and national laws related to short-term rentals, taxes, and licensing requirements.

Property Verification

To maintain trust and prevent fraudulent listings, OgaRent may require hosts to submit verification documents.

These may include but are not limited to:

  • A government-issued ID such as NIN
  • A utility bill confirming the property address
  • Other documents required for verification

Submission of documents does not automatically guarantee listing approval.

Physical Property Verification

OgaRent reserves the right to conduct physical verification of properties where necessary. This may involve a representative visiting the property to confirm its authenticity and condition.

To prevent impersonation or fraud:

  • OgaRent will notify the host in advance via their registered phone number or email before any verification visit
  • Identification procedures for OgaRent representatives will be communicated beforehand

Failure to cooperate with verification requests may result in listing suspension or removal.

Booking Process & Platform Fee

Booking Process

All bookings must be completed through the OgaRent platform.

Users agree not to bypass the platform to arrange bookings privately after initial contact through OgaRent.

Platform Service Fee

OgaRent charges a 5% service fee per day of a confirmed booking made through the platform.

This fee supports:

  • Platform operations
  • Identity verification
  • Dispute resolution
  • Security and customer support

The service fee is automatically calculated during the booking process.

Payment Terms

Guests must complete payment before a booking is confirmed.

Payments may include:

  • Booking cost
  • Platform service fee
  • Caution (security) deposit where applicable

Security Deposit (Caution Fee)

Some listings may require a refundable caution fee.

Handling of Caution Fees

Where applicable:

  • OgaRent will hold the caution fee during the booking period
  • The host will receive only the booking payment

Refund of Caution Fee

After checkout:

  • If no damages or complaints are reported by the host, the caution fee will be refunded to the guest

If damages are reported:

  • OgaRent may request evidence such as photos or videos
  • After review and confirmation, the caution fee may be released to the host to cover damages

False damage claims may result in penalties or account suspension.

Guest Responsibility

Guests agree to:

  • Respect the property and host rules
  • Follow all house policies listed on the property
  • Avoid damaging the property
  • Report any issues immediately

Guests are responsible for their conduct and the conduct of anyone accompanying them during their stay.

Violation of house rules may result in eviction or penalties through the platform.

Cancellations and Refunds

Guests must review the host's cancellation policy before confirming a booking.

If a host cancels a confirmed booking, the guest will receive a full refund unless otherwise specified.

OgaRent may intervene in disputes relating to cancellations or refunds.

Dispute Resolution

If disputes arise between hosts and guests, users are encouraged to first resolve the issue through direct communication.

If a resolution cannot be reached, OgaRent may review evidence from both parties and mediate the dispute.

OgaRent reserves the right to suspend or terminate accounts involved in violations, fraud, or abuse of the platform.

Prohibited Activities

Users may not use properties listed on OgaRent for illegal or unauthorized activities.

Prohibited activities include but are not limited to:

  • Illegal gatherings or parties
  • Unlawful activities
  • Fraudulent operations
  • Unauthorized commercial filming or business operations

Violation of these rules may result in immediate suspension or termination of accounts.

Privacy & Data Protection

OgaRent is committed to protecting the personal data of its users.

Information collected may include:

  • Name
  • Phone number
  • Identification documents
  • Booking information
  • Payment records

This information is used only for purposes necessary to operate the platform, including:

  • Booking verification
  • Communication between hosts and guests
  • Fraud prevention
  • Service improvement

OgaRent follows reasonable data protection practices in line with applicable regulations, including the Nigeria Data Protection Regulation (NDPR).

Users may request updates to their information or deletion of their accounts subject to legal obligations.

Platform Rights

OgaRent reserves the right to:

  • Remove listings that violate policies or laws
  • Suspend or terminate accounts involved in misconduct or fraud
  • Request additional verification where necessary
  • Update platform features, fees, or policies at any time

Continued use of the platform constitutes acceptance of updated policies.

Safety & Assumption of Risks

Properties listed on OgaRent are owned and managed by independent hosts.

While OgaRent encourages hosts to maintain safe and properly maintained properties, OgaRent does not directly manage or control all listed properties.

Guests acknowledge that they assume responsibility for their safety and conduct while staying at any property booked through the platform.

Guests should exercise reasonable care when using property facilities such as:

  • Stairs
  • Balconies
  • Electrical appliances
  • Parking areas
  • Other amenities

OgaRent shall not be liable for accidents, injuries, or damages that occur during a stay, except where required by applicable law.

Guests are encouraged to report safety concerns to both the host and OgaRent immediately.

Limitation of Liability

OgaRent acts solely as a digital marketplace connecting hosts and guests.

OgaRent is not responsible for:

  • Property damages
  • Personal injuries
  • Disputes between hosts and guests
  • Theft or loss of personal belongings
  • Financial losses arising from property stays

All users acknowledge that they interact and transact at their own risk.
